Landscape stones were recently placed on the gravel corner shoulders at the heavily traveled intersection of Larkspur Lane and Talisman Drive. The Board and the ARC Committee added the stones in response to long standing concerns from residents about unsafe driving, and parents who worried about their children walking along the streets after school. Drivers have been seen ignoring the stop signs, traveling too fast, and whipping around the corners off the road. The presence of the stones keeps cars on the asphalt and they tend to make drivers go slower as they approach the stop signs at these corners. Landscape stones are commonly used in such situations and there has already been a noticeable improvement in drivers being more cautious at the intersection.

Homeowners’ Cooperation is Appreciated |

The Board of Directors and Coventry Group would like to thank the many residents who responded with cooperation after receiving reminder letters in 2011 regarding necessary Laurel Ridge rules. Homeowners cooperated by moving basketball goals and cars off the streets, performing needed yard work, repairing their homes, putting trash cans away, removing commercial vehicles from the property, etc. It has made a noticeable improvement in the appearance of Laurel Ridge and has helped minimize safety and liability issues. We have confidence that homeowners who receive notices about such matters in the future will also appreciate the need for, and benefit of these important rules.

A large number of single family homes in Laurel Ridge have no house numbers posted on the mailbox or on the front of the house. In addition, some townhouse address numbers are either missing or painted in the same color as the trim they are posted on, making them very difficult to see. Please make sure that your house number is posted and is very easily seen. The police department and the fire department in particular asks homeowners to have their address number posted very clearly so that precious time is not lost trying to find a house when there is a fire or other emergency.

The 2012 Laurel Ridge budget prepared by the Board of Directors was mailed to homeowners in December along with the Annual Meeting notice. The budget calls for a new annual assessment of $168 that is due on January 1, 2012. The Annual Meeting/Election will be held on January 9, 2012 at 7:30 p.m. at the Independent Bible Church, 2306 Hedgesville Road, Martinsburg. Homeowners recently received the official notice of this meeting along with a yellow proxy form and a blue absentee ballot. We encourage you to vote and to attend, but if you are not able to attend, please send in your yellow proxy in the envelope provided to help the association reach a quorum.

Karin Williams has accepted the administrative assistant position vacated by Melissa Rodriguez who recently resigned to take a position in a different field. Karin will be handling many aspects of community management including accounts payable and receivable. She is an integral part of keeping the business running smoothly. Not to worry! Stay cozy in your homes and enjoy the snow. The Board of Directors has a contract in place with HEMCO, a reputable snow removal contractor. The contract calls for plowing the streets after 3 inches has accumulated on the roads.

HALLOWEEN October 31 – “RESIDENTS ONLY” POLICY |

Halloween trick or treating will be held on October 31 for residents of Laurel Ridge. The Laurel Ridge board is aware of the safety issues created in recent years when great numbers of cars filled with non-resident trick-or-treaters have driven through the neighborhoods creating unsafe conditions for children on the dark streets and many parking problems including blocked driveways. An announcement was posted in the Buyers Guide to clarify that trick or treating at Laurel Ridge is for residents only. Also, this year there will be two uniformed guards greeting vehicles containing costumed passengers entering the community. Of course, all residents and their guests will be quickly admitted. Non-residents will be turned around at Larkspur and Talisman to leave the community. A sign will be posted at the community entrance to hopefully cut down on the number of non-resident cars. Here’s wishing Laurel Ridge Residents a safe and yummy Halloween!
